Responsibilities

  1. The Head of Facilities reports to the Vice President Facilities and Engineering and is responsible for ensuring the physical and mechanical upkeep of the property.
  2. Maintenance of painting and cleaning of the property (internal and external).
  3. Maintenance work (including mechanical work), code work, fire alarm checks, and capital improvement projects completed in-house.
  4. Schedule any capital improvement projects and apartment work.
  5. Set the scope, get bids, check contractors, and submit for approval when improvements are done with outside contractors.
  6. Repair all appliances (refrigerators, stoves, dishwashers, etc.); obtain prices and quotes for appliances when necessary.
  7. Repair and ensure all boiler machinery is kept in good working condition; includes completion of monthly inspection reports.
  8. Snow removal where applicable.
  9. Maintain good resident relations and inform Building Managers of any potential or existing problems.
  10. Manage the night and weekend maintenance staff; includes bus drivers where applicable.
  11. Ensure that maintenance staff completes all work orders in a timely, professional, and courteous manner.
  12. Hire and terminate maintenance staff in cooperation with Building Managers; includes cleaners, painters, grounds people, courtesy officers, etc.
  13. Ensure that payroll is submitted accurately and in a timely fashion for the maintenance staff.
  14. Work with Building Managers on a daily basis for scheduling, budgeting, etc.

Qualifications

  1. High school diploma.
  2. Additional education preferred.
  3. HVAC certification.
  4. Certification in electrical (commercial and residential).
  5. Universal certification to be obtained within one year of hire.
  6. Valid driver's license and current automobile insurance.
  7. Licensed pool operator if the community maintains a pool.
  8. Minimum of two years supervisory experience preferred.
  9. Strong interpersonal skills and the ability to communicate instructions accurately.
