Job description:

Regent Property Management Services is seeking a highly motivated, hard-working, Assistant Property Manager to join our growing team in Carlsbad, CA. The Assistant Property Manager will be part of a management team supporting several commercial properties, responding to tenant requests, facilitating vendor walks, drafting variance reports, and assisting in various ad hoc assignments under the direction of the Property Manager and Vice President of Property Management for that assigned property/portfolio. In addition to these functions, the selected candidate will be expected to deliver a tenant experience in keeping with company standards (a privately held real estate company/Investment Fund/Property Management Company).


Job Responsibilities:

  • Addressing and resolving tenant requests, questions, or concerns in a timely manner.
  • Negotiate and review vendor agreements with a focus on cost containment, competitive bidding, and building specific scope alignment.
  • Assist with building walks and coordinate with vendors on corrective needs to ensure the building is maintained in keeping with best-in-class standards.
  • Responsible for managing to budget, maintaining accounts, collecting rent, managing A/R, in addition to creating and tracking tenant bill backs.
  • Maintaining organized and updated resident files and records.
  • Responsible for producing monthly reports and deliverables in addition to assisting in the budgeting process.
  • Accountable for insurance certificate compliance by both vendors and tenants.
  • Assist with CAM estimates and reconciliations.
  • Assist with other projects as assigned by Supervisor to meet business needs.

Desired Skills and Experience:

  • Bachelor's degree (BA/BS) from a four-year college or university required (or equivalent experience).
  • A minimum of three years experience in a related role.
  • Knowledge of MRI, Yardi, JD Edwards, or comparable ERP experience required.
  • Highly proficient in Microsoft Excel, Word, and Outlook, MRI, Workspeed, Angus and other commercial real estate software programs.
  • Professional with exceptional problem solving and analytical skills.
  • Candidate must be detailed oriented, able to multi-task, and comfortable working in a fast paced environment.
