Job description

Directs activities of workers concerned with construction of buildings, or other construction projects by performing the following duties personally or through subordinate supervisors as assigned by the General Superintendent. 1. Studies Owner contract, subcontracts, specifications, construction schedules, drawings, manufacture installation instructions, approved shop drawings and product data to plan procedures for construction on basis of starting and completion times and staffing requirements for each phase of construction. 2. Assists the General Superintendent and Project Manager with the development of the project construction schedule. 3. Attend major subcontractor buyout negotiation meetings conducted by the Project Manager. 4. Coordinate with the General Superintendent on job site construction meetings. Attend buyout meetings conducted by the Project Manager with subcontractors that are a major key to the overall success of the project or on the schedule s critical path. 5. Determines work schedule, and manpower levels for each project assignment to ensure project is completed within the budgeted duration. Ensure proper start-up and close out of projects. 6. Ensures specified materials of proper quantity are ordered and delivered to the jobsite prior to its scheduled start installation date and are properly stored in a location that allows subcontractors to conduct their work in a most efficient manner. 7. Ensures the jobsite is ready for subcontractors to perform their work in an efficient manner and with minimal, if any, hindrances from others. 8. Completes necessary paperwork such as daily reports, material delivery status logs, pre-installation meeting minutes, Non-Conforming Work lists, 2 week look ahead schedules, recording schedules, owner authorized time and material tickets, punch lists and warranty service calls. 9. Maintains and organizes updated on-site plans and project files. 10. Confers with and directs supervisory personnel and subcontractors engaged in planning and executing work procedures, interpreting specifications, and coordination of various phases of construction to prevent delays. 11. Prepares for and conducts Weekly Coordination Meetings at the jobsite with subcontractors from the very start of the project all the way through project completion. 12. Confers with supervisory personnel and crews to resolve complaints and grievances within work force. Serves as SB s first line of defense when subcontractors seek additional compensation. Ensures compliance with safety regulations, company rules and project procedures. Documents any evaluation and takes corrective action. 13. Ability to totally supervise field personnel including scheduling of manpower, and evaluating the abilities of field personnel. 14. Maintains positive communication with office, owner, architect, subcontractors, suppliers and inspectors. 15. Attend and participate in all TQM OPS meetings. 16. Inspects work in progress to insure project is constructed in accordance with design, budget and schedule. 17. Supervises total construction effort to insure project is constructed in accordance with design, budget and schedule. Ensures the jobsite is ready for subcontractors to perform their work in an efficient manner and with minimal, if any, hindrances from others. 18. Performs proper phase coding per task of all materials, labor and equipment. 19. Follows job closeout procedures and completes all as built drawings. 20.
